- Commercial to residential property development My task took the form of a renovation on a property in Bristol. The property had 6 bedrooms and a commercial unit at the bottom but we could no longer use the commercial space effectively so i set about renovating it into separate flats, quitting my full time job at Blippar. However with a limited, self-funded budget i was working to a tight deadline of 5 months for the complete build, a huge obstacle. I started by obtaining planning permission and enlisted an architect to understand my vision. I then set meetings with independent traders and moved forward with the idea of project managing the build myself to cut costs. Balancing project management and learning about the trade was difficult but getting contractors to work efficiently was my real challenge. Finishing work on time was a consistent problem. I tried adding technology to help things become clearer for both the contractors and myself introducing them to Trello and standup calls at the start of the day which really helped. From project managing this build I understood what it means to be organised and how to just get things done. There isn't really the option of quitting, or having someone else to rely on, so when I had a problem I just had to find a solution. The build was completed on time and came in slightly under budget which I was happy about since I tried my best to cut costs where I could. I achieved a turnover of £180K which meant I was handsomely rewarded for my efforts. If i learned anything in this project it is work to your strengths, my ability to be profoundly pessimistic was an unlikely strength, it meant I was always prepared for the very worst. Which was very helpful in this project.
