Anyone know of great studio spaces in South/East London?

Morning!

a few friends and I are looking for a studio space in either south or east london. Any suggestions/things to watch out for? Any amazing spaces with spots to fill? Any ideas on how to negotiate a flexible lease in case work dries up indefinitely?

ASC Studios have vanancies, I have a friend who has a studio space Croydon but the site shows that there are vacancies through out London https://ascstudios.co.uk/studios/
